For short-term rental hosts
Your guests get a perfect stay. You get to sleep.
Be the host who never misses a thing.
Vivy is the operational control plane for short-term rental hosts — the layer that ties your existing PMS, locks, devices, calendar, and team into one place, and routes what needs attention to the right person. Cleaner running late? Payment due to your tax authority on Friday? Door opened during a vacancy? Vivy notices and tells the right person — instead of you clicking refresh across six different tabs. Your guests get the seamless stay they came for; you get the rest of your day back.
Four pillars
The operational control plane is built around four things hosting teams need every day. Pillars 3 and 4 work as a loop — monitoring detects, device management acts.
Team coordination
AvailableSubscribed reports with scoped access — cleaners see today's stays for the homes they cover, your bookkeeper sees the cash-flow report without the operational alerts, co-hosts see both for the homes they manage. Tasks generated from messages, reviews, and bookings route to the right person automatically.
Financial truth that flows into action
AvailableCash flow, payouts, and payment-due reminders that go into the right team member's to-do list — not just a report nobody reads. Per-charge classification and fee-leakage analysis under the hood. Never miss a payment to your cleaner, your tax authority, or your insurance.
Device management, synced to bookings
Coming soonVivy acts on the home: pre-warming the thermostat and hot-water heater before check-in, switching on the entryway lights at dusk on arrival day, advancing the next guest's door-code activation when monitoring (pillar 4) confirms the cleaner just finished the turnover, even pushing a welcome message to the smart TV. Hospitality touches automated against the booking calendar.
Real-time monitoring & verification
AvailableVivy listens to the home: lock events, leak and noise sensor alerts, photos via WhatsApp from the cleaning crew, weather warnings, on-time-checkout confirmations. When something is off — cleaner running late, leak detected, door tried during a vacancy, storm moving in — it surfaces with the right person and tracks resolution.
Lock + device integrations: Yale shipping first; Schlage and the broader smart-home stack (Ecobee, SmartThings, Minut) on the next-3-months roadmap.
Connects to your existing PMS
Vivy reads your bookings; it doesn't replace your PMS. We integrate with the tools you already use to take reservations.
Connect via OAuth. Vivy reads your properties, bookings, and charges — never writes anything back.
Same architecture, same read-only commitment. Both on the v2 roadmap; integration order follows demand.
Using a PMS we don't list yet? Tell us — integration order follows demand.
Read-only by design
Vivy connects to your property management system through OAuth and only ever reads. We do not create, update, or delete anything in your PMS — and that's enforced in our code, not just in our promises. Read the architecture.
Who's building this
Engineer and operator. Building the product with the same discipline he wants to use it with: read-only by default, terse where it can be, generous with context where it has to be.
Hospitality and operations background. The voice in the room asking whether a host on a turnover day actually wants to see this.
Vivy is built by Convivy LLC, the same parent that builds Constance.
